Working under challenging site constraints, tight budgetary limits, and a program of maximum flexibility, as the space was created as speculative retail, we were able to create a complex of simple forms with an urban flair.

Shell and core design accommodates new tenant infill as well as expansion opportunities for existing tenants. The design is cost effective and spacially flexible containment for multiple program uses.

This design responds to the significance and grandeur of what Capitol Boulevard represents to our city. The design solution applies principles of new urbanism by placing buildings on the street, creating space behind for parking and a pedestrian promenade, encouraging foot traffic from both the University and general public

This design was a sensitive and responsible approach to development along Capitol Boulevard, considered a gateway to downtown Boise.
